Balcony and deck inspections for California HOAs and apartment owners

Engineer-led inspections under SB 326, SB 721 and San Francisco Section 604. If repairs are needed, the same team designs the fix and builds it.

Which law applies to your building

Most California balcony, deck and walkway inspections fall under one of these rules. We confirm which applies before we quote.

SB 326: HOAs and condominiums

Inspection of exterior elevated elements by a qualified licensed professional, at least every 9 years.

SB 721: apartment buildings

Buildings with three or more units. The first inspection deadline was January 1, 2026, then every 6 years.

Section 604: San Francisco

Multifamily buildings in San Francisco, filed with the city’s Department of Building Inspection.

Summary only. Requirements and deadlines depend on your property and city. Confirm them before relying on this page.

How an inspection works

1. Call and scope

Tell us the number of buildings and units. We send a fixed proposal.

2. Site inspection

We examine required balconies, decks, stairs and walkways, with representative sampling where the law allows.

3. Written report

A signed report with findings, photos, and what must be repaired and when.

4. Repairs and re-check

We design the repair, handle permits, build it, and confirm the work.
